New Build & Off-the-Plan Property Due Diligence

By Dino Livanidis · Published 17 September 2026

Developer and builder track record

Review completed projects, defect history, financial standing where available and consumer/regulator information. Marketing quality is not build quality.

Contract and sunset clauses

Use an independent solicitor or conveyancer who understands off-the-plan contracts. Check variations, inclusions, completion timing and termination rights.

Valuation risk

Your lender may value the completed property below the contract price. Understand how you would fund a settlement shortfall.

Competing supply

If hundreds of near-identical properties settle together, owners may compete for tenants and future buyers at the same time.

Defects and warranties

Know the inspection, defect-notification and rectification process. For strata property, review common-property obligations and insurance.
