It's time for you to get serious and take the next step before you miss this opportunity. While everyone is looking at the problems, the smart investors are getting in and buying.

Words of advice: Don't get caught up with the media, all they will do is tell you how bad it is. Yet I know people like myself who avoid listening to the media.

Many people would say "But you need to know what is going on" and my answer to that is “If it's bad enough I'll hear about it”.

I have a relative who thrives on the negative news and he will tell about everything that is happening throughout the world but let me tell you, he has done nothing for his own future. He does have money in the super and shares but we all know what has happened to them.

Guys, don’t wait, just get out there and start investing in property, interest rates are getting better by the month, but just remember, this opportunity won’t be there much longer. Once they start to go up again I guarantee people will say, "No! I won’t invest yet. I want to see what happens to the interest rates before I do anything". Then they will say after the interest rates start to increase, "I wish they were low again because I would invest".

It’s like going fishing. When the fish are biting do you get out there and start catching fish or do you put your rod down and try and work out what’s happening? Of course you don’t. When an opportunity is available you grab it.

Have you ever been overseas or shopping and you have seen some items you would like to buy but hesitated and when you returned home you kicked yourself for not taking the opportunity when you had the chance?
I have a golden rule now when overseas, if I see something that I like, I just buy it and I have not purchased anything that I regretted. Hang on! My wife has never liked the clothing I have brought for her, so I actually have a second golden rule - I never buy her clothes. (ha-ha, ha-ha)

Anyway I remember early 2000's, when interest rates were low, I told all my clients consider buying another property and to possibly talk to their financiers to maybe take advantage of the fixed low rate for a few years. Many that did and thanked me for many years.

At the moment it’s a game between us and the banks. However, as soon as everyone starts buying again just watch those long-term fixed rates reduce.

The smart investors will move quickly and keep an eye on the interest rate fixed rates for the long-term. As soon as the banks start reducing the long-term rates e.g. an interest rate of 4.99% for 4 years to 4.99% for 1 year only, you know you will have missed the boat and interest rates may start to
climb.

Now is the time you set yourself up, did you know what difference it makes if you fix your rates? In some cases you can save up to $200 PER WEEK! This is the difference between having a property costing me $150/week and making a profit per week.

So please get out there and do your home work, see what is available that will suit your personal situation.

Remember one simple thing, if property kept on doubling every 10 years as it has is the past, and you held a $400k property, in ten years time it should be worth $800k right? That will give you $400k in equity.

May I ask you a question?

Have you saved $400k in the last 10 years, what about $300k, 200k or even 100k?

I remember doing seminars and I would put this question to the audience: “If I asked you to give me $100 a week for only the first 6 years and on the 10th year I gave you $400k, would you do it.? Everyone would be nodding their head. The point I am making is YOU could do it for yourself and investing in a few properties.
