**Panorama Rise**

Panorama Rise is a 605 lot master planned community located in the heart of Brisbane’s ‘Valley of the Lakes’. The estate is positioned perfectly to take advantage of the population influx after the State Government (South East Queensland Regional Plan) was released.

The vision for the project is to provide a quality home and land package for those entering into the property market for the first time and also investors seeking to capitalise on the substantial future growth of the region.

With an undulating landscape and generous block sizes coupled with tree lined streets and an abundance of community parklands and walkways, Panorama Rise will establish a friendly neighbourhood environment.

Features of the estate fronting the main thoroughfare will be its own Childcare facility, Community Centre and Local Shopping precinct. Under this plan, Panorama Rise becomes one of the few affordable developments for first home buyers, owner occupiers and investors alike.

The development will result in the provision of quality housing sites in a burgeoning area recognised as the NEXT GROWTH SECTOR of the south east Queensland corridor.

The development has been designed to provide strong street frontage and to encourage families moving to the surrounding industrial areas to move to the residential precinct.

The site represents a good opportunity to accommodate development and to meet the immediate and burgeoning needs of the region as commercial and industrial precincts are established in the immediate 15 minute radius and workers seek affordable and proximate accommodation for themselves and their families

Area Profile
With the unprecedented pressure of significant migration to the coastal areas currently faced by south east Queensland, concludes that the foot print of the region in the future will mean extreme pressure of the coastal environment, social and economic impacts.

The Lowood and surrounding region is uniquely placed within south east Queensland to provide residential land opportunities for the growing industry development precincts to provide an alternative coastal living that is within close proximity to the high job demand industrial sectors.

With developments such as this one, this region has the capacity to offer immediate, practical and affordable alternatives that can address the issues identified in the DSEQRP.

What is referred to as the WESROC region of which Lowood is central, is gaining population at an increasing rate as the issue of affordability to the home owner dictates the need for residential developments.

Already more than 280,000 people live across the WESROC region (Matusik Report October 2004) and the region's population has been increasing by 2,700 new residents each year since 1999.

In the immediate preceding year, 4,400 new people moved to the WESROC region and based on a Queensland Government Study (Matusik Report / Office of urban Management October 2004), the anticipated growth rate over he next five years is expected to average at 5,900 new residents per annum.

The factors that are driving this demand area limited supply of fully serviced lots affordability, larger lot sizes and overwhelming increasing employment opportunities.
