Characteristics Of Surrounding Area
The Parcel of
land is part of the Draft South East Queensland Regional
Plan ("DSEQRP") produced for comment by the Queensland State
Government.
The DSEQRP
has been produced by the State Government as a definitive
strategic plan for residential needs in the south east
Queensland corner, of which the parcel is situated.
The
surrounding districts of Lowood offer enormous employment
opportunities for primary blue collar workers.
The parcel
of land is 2.1 kilometres from the post office of Lowood,
which can be travelled on a sealed bitumen road of good
quality. Within 2 Kilometres radius, the development will be
serviced by schools, police, banking, government sub
agencies, professional services, shopping centre, public
recreational facilities and general services. |

Within 15
minutes drive from the town centre, the Bremer Business
Park, Swanbank Enterprise Industrial Park and the Ebenezer
Industrial Park have been developed ready to house;
Capral
Aluminium Plant

Construction of the new $270 million Capral Aluminium plant,
located in Bremer Park at Bundamba west of Brisbane, is
nearing completion. The plant is being constructed by Watpac
and will provide aluminium extrusion, powder coating,
anodising and warehouse facilities. Steel design and
engineering firm Rimco Building Systems designed,
manufactured and installed all the structural steel for the
site, which includes the 61,807m2 main production building,
as well as separate buildings for die assembly, amenities,
effluent treatment, caustic tanks, a switch room, bunded
tanks, a pump room and guard room. 70km of Lysaght Supazed
purlins were also used. The purlin features longitudinal web
stiffeners, to improve performance and increase span
distance. The job carrying capacity of
this plant will extend to 8,000 employees with significant
down stream economic demands.
The project is expected to be completed by the end of
this year.

Steel Limited

A $750 million specialty
steel plant in the Swanbank Enterprise Industrial
Park will create 400 jobs fully operational in 2007, with an
expected immediate demand for 750 new employees with
construction commencing in March 2005.

Swanbank Paper Plant

Development
application for this strategic needs based development is
currently under consideration. The investment is a $1
billion paper plant, with a job capacity at full production
of 14,000 personnel.

Ipswich Aerospace
Industry

Centred on Australia's Largest
operational Royal Australia Air Force base at Amberley, the
existing size is anticipated to double by 2012. The base
currently employees 3500 personnel with a capacity exceeding
8,500 comprising the demand from Boeing Austral (570
existing employees) and other smaller operations including
but not limited too Aero structures Australia, Rosebank
Engineering, Tasman Aviation, VMS International, Honeywell
and Qantas Defence.

University of Queensland (Ipswich Campus)

Queensland's
leading and largest tertiary institution recognises the
value in providing outer metropolitan campuses. The
university holds significant land interests in the immediate
area, proposed for campus growth to accommodate the
increasing demand for tertiary places

gaining population at an increasing rate as the issue of

residential developments.
Already more than
280,000 people live across the WESROC region (Matusik Report
October 2004) and the region's population has been
increasing by 2,700 new residents each year since 1999.
In the immediate
preceding year, 4,400 new people moved to the WESROC region
and based on a Queensland Government Study (Matusik Report /
Office of urban Management October 2004), the anticipated
growth rate over he next five years is expected to average
at 5,900 new residents per annum.
The factors that
are driving this demand area limited supply of fully
serviced lots affordability, larger lot sizes and
overwhelming increasing employment opportunities.
