"What Do You Do If You Cannot Get Your
Tenant Out Of Your Investment Property?"



If you Invest in a Property that meets all the criteria we speak about, you should not get this happening to you, but I know one can always slip through the system.



This is one thing every investor dreads happening to them.

Just remember, you can always take out Insurance Policies for a "Bad Tenant". Please check with the Insurance provider, as most of them will not allow a self managed property to have this policy, as the Investment Property must be under a Property Manager.

One would ask, how did I come to write this tip?
Well you wouldn't believe it but I was at the pool shop getting my pool water tested and David (who owns the pool shop in Raby NSW) was telling me about not being able to get tenants out of his Property Investment.

I know this is a terrible experience to go through, because 38 years ago the same thing happened to my parents. The problem they had was there was no-one who could guide them along the way so they ended up selling their Investment Property.

That property today is worth over $750,000-
never sell property if you cannot help it.

So anyway, let me tell you what a couple of my clients did to the tenants that would not leave and who were not paying the rent.

They asked a couple of friends to go and move into the property and stay there for a couple of days.

So the friends went with some items and said they would return later that day with mattresses and asked what was for dinner that evening!

Now a lot of people would say this is not ethical. I agree but sometimes you need to take action and you need to talk their language. Many tenants know how the tenant law work and realize that the law does back them and the time it takes to go through the right process they get free rent for weeks.

But let me also tell you that, in relation to the above story, the tenants moved out the same day without fuss, hassle or any trouble.

This is why you need to make sure that your property managers do their inspections every six months and it is a good idea if you or a person on your behalf attends the inspection.

To date (Touch wood), None of my clients or
myself has had this problem happen to us.
